Carpet works as a filter. Soil, grit and moisture come in on shoes and carts and settle into the pile, and vacuuming only reaches part of it. What stays behind wears the fibers down, dulls the color and turns traffic lanes darker than the rest of the floor.

Others need a low-moisture clean they can walk on within the hour. We’ll tell you which one your carpet actually needs, and what it will and won’t fix.

Methods
Four methods, chosen for the carpet and the schedule.
The right method depends on the fiber, how soiled the carpet is and how long you can have the area out of service. We recommend after we look at it.
Hot water extraction
The most thorough option. Hot water and solution are injected into the pile and extracted along with the suspended soil. Deepest clean, and the longest to dry — carpet is typically damp for several hours, so it suits evenings, weekends and low-traffic windows.
Encapsulation
A low-moisture clean using a polymer that crystallizes around soil so it releases when vacuumed. Dries quickly, which makes it practical for facilities that can’t be out of service, and well suited to regular interim maintenance.
Bonnet and pad cleaning
A rotary machine with an absorbent pad lifts surface soil from traffic lanes and open areas. Fast and low-moisture, useful for keeping appearance up between deeper cleans.
Spot and stain treatment
Targeted work on individual spots, spills and traffic-lane marks, either on its own or as part of a larger clean. We’ll tell you honestly which marks are likely to come out and which are permanent.

Assess the carpet
We identify the carpet type, check the fiber and backing, note the soil level and look at the areas that concern you.

Plan around your hours
Method and timing are chosen together, based on how long the space can be out of use and how soon it needs to be walked on.

Vacuum and pre-treat
Dry soil is removed first, then spots and traffic lanes are pre-treated and given time to work.

Clean
The carpet is cleaned with the agreed method, working in sections so the area comes back into use predictably.

Detail edges and corners
Edges, corners and the areas machines can’t reach get worked by hand.

Inspect and advise
We walk the finished work with you and tell you what will hold and what needs a different approach.
Honest limits
Cleaning restores appearance. It doesn’t replace carpet.
Permanent staining, bleaching, burns, worn-through pile and delaminated backing aren’t cleaning problems. If that’s what we find, we’ll say so rather than sell you a clean that won’t change anything. Some traffic-lane wear is physical damage to the fiber and will still be visible after the carpet is clean.

Common questions
How long does commercial carpet take to dry?
It depends on the method. Hot water extraction typically leaves carpet damp for several hours, which is why it’s usually scheduled for evenings or weekends. Encapsulation and bonnet cleaning are low-moisture and dry much faster, often within an hour. We’ll give you an expected dry time before we start.
Which method is best for my facility?
That depends on the fiber, how soiled the carpet is and how long the area can be out of service. Heavily soiled carpet usually needs extraction. Carpet that’s maintained on a schedule often does well with encapsulation between deeper cleans. We recommend after assessing the carpet.
Will cleaning remove every stain?
No. Many spots come out, but permanent staining, bleaching, burns and worn fiber will not. We’ll tell you what to expect before we start rather than after.
Do you clean carpet tile?
Yes. Modular carpet tile is cleaned with the same methods, chosen for the fiber and backing.
Do you clean upholstery?
Yes. Fabric seating and waiting-room chairs can be cleaned during the same visit. Mention it on the assessment request so we can include it in the scope.
How often should commercial carpet be cleaned?
It depends on traffic, entry conditions and the appearance standard you want to hold. Busy entries and corridors need attention more often than private offices. A recurring schedule usually costs less over time than repeated restorative cleaning.
